Project : Le Squez, Phase 2a & 2b – Le Squez Housing Estate, St. Clement

Design Proposal :
This phase of the redevelopment proposals of the Le Squez housing estate will provide a much needed boost to the Housing Departments social rented housing stock.This mixed tenure development will provide a mixture of 21No One bedroom flats, 15No Two bedroom flats, 3No Two bedroom houses and
21No Three bedroom houses.

From the outset the Housing Department have been keen to embrace the principles of the ‘Code for Sustainable Homes’ with the brief requiring a sustainable and pedestrian friendly development, which has resulted in a development that will provide shared surfaced roads and pedestrian only streets with links to the surrounding areas and the wider masterplan proposals. Building heights vary throughout the development, ranging from 1 to 4 storeys and the mixture of the 30 degree roofs and the parapet wall arrangement topping the flats was specifically identified as a key strategy in terms of the building massing and the transition between the different storey heights.All of the buildings are all highly insulated and benefit from a mixture of double / triple glazed windows. The houses all have private gardens, whilst the flats enjoy secure communal gardens and private balconys. The corner balconys being a key design feature of the development.
Although predominately finished with white rendered walls, the completed buildings will feature both coloured walls and coursed granite elements, which will all be complimented by the general finishes which include blue grey slate roofs, aluminum gutters and downpipes and the grey finished fascias, powdercoated windows, curtain walling and high level copings. The low walls with the white concrete cappings and black metal railings provide both the sense of enclosure and define the public / private areas.
